Grapevine Station North Meets Ongoing Demand for Mixed-Use Centers

Grapevine Station North, a mixed-use center targeting the high demand for office, retail, and medical spaces in the city, is quickly reaching capacity with only four spaces available as of October 2024. With its prime location on the bustling Northwest Highway in Grapevine, the site is able to meet the needs of the local community while also pulling in commuters and travelers enjoying recreational offerings on the city’s north side.
Development of the mixed-use center
Demand for office, medical, retail, and restaurant spaces is high in Grapevine, so when the original Grapevine Station mixed-use center reached capacity, developers at Westwood Real Estate Development purchased land from the Gaylord Texan to start a new phase of growth. The 11-acre development kicked off with Texas Best Smokehouse, a premium travel center, serving as an anchor at the site.
With Grapevine Station North’s focus on providing the types of retail and office spaces the city needed to meet demand, it was a natural fit and moved through various municipal approvals easily.
“Grapevine has people in city hall who are can-do people,” Al Burtin, COO and Development Director for Westwood Real Estate Development, said. “They are not can’t-do people. We’ve had a very good relationship with the city and try to produce a product the city’s proud of, and I think we’ve done that.”
Chris Leighton, Director at Vision Commercial Real Estate, has a long history with Grapevine Station, and said the project focused on providing amenities both the city and citizens would want and support, making the municipal logistics of development an easy process.
Demand for office and retail space at Grapevine Station North
Leighton said interest in spaces started as soon as signage was posted, and multiple buildings were sold to businesses and medical services, such as a physical therapy office and a chiropractors’ office, right away. With ready access to daily customers and high-traffic counts, retail and food quickly followed.
“Restaurants want to make sure there are houses and employment nearby,” Leighton explained. “There are five full office buildings on site, and that provides daily customers for them. Office tenants support the retail, and if you get several good restaurants in a cluster, it becomes a destination for people.”
Several high-profile brands have moved into the development, including Jersey Mike’s Subs, Tropical Smoothie Cafe, and Dutch Bros Coffee. A Feng Cha teahouse and MilkShake Factory are coming soon. Multiple food options are also found inside Texas Best Smokehouse along with retail shopping, produce and more.
The high traffic counts surrounding the properties are ideal for retail businesses. Northwest Highway is a vital artery through Grapevine, boasting a daily traffic count of approximately 49,000 at the intersection at Grapevine Station North.
With easy access to Dallas/Fort Worth International Airport – the world’s third busiest airport serving 81.8 million passengers in 2023 – and multiple recreational options within the city, Grapevine is both a destination and a stopping point for travelers. Grapevine Station North also sits at a prime intersection serving both the Gaylord Texan Resort and Convention Center and Great Wolf Lodge.
“It’s very convenient for folks because Grapevine is fed by a number of major highways,” Burtin explained. “This is a great location, and I think businesses understand that as they open up, and I think they are all happy with the customer base and the new customers being exposed to them with the traffic passing every day.”
According to Leighton, only four properties remain available at the 11-acre site as of October 2024. A 33,000 square foot hard corner pad next to Dutch Bros Coffee is available along with 2,367 square feet between Tropical Smoothie Cafe and Jersey Mike’s. Mixed-use retail space remains in a new building at 919 East Northwest Highway and 1,804 square feet is open in a multi-tenant office and medical building at 833 East Northwest Highway.
