While the most popular hours of the day in this area map neatly onto mealtimes (5-8 pm, 12-2 pm), Mon-Thurs contribute a reliable 12% of total visits each. The District sees 17% of its overall traffic on Fridays and nearly 1 in 5 visits fall on Saturday. Sundays regress toward the mean, contributing around 15% of total traffic.
- Multi-Month Improvement. The District recorded YoY growth in 10 of 12 months throughout 2025, with the only drop-offs being August (-3%) and Sept (-1%). The year-round visits trend was fairly steady at around a quarter-million per week, peaking at 330k just before Christmas.
- The Crossroads of DFW. 17% of total visits from Grapevine, but only 1.3% of visitors were from the 76051. Fort Worth and Lewisville both contributed more unique individuals, with Flower Mound, Irving, and Northlake rounding out the list of origin Zipcodes. Prior/post patterns indicate heavy traffic from folks who live West of the airport but work in nearby offices or downtown Dallas/Fort Worth.

Aside from Target’s broad inventory, the majority of retailers in this district are dedicated to specific niches like sporting goods or major purchases, such as vehicles, furniture, and appliances. The tendency for consumers to plan these purchases ahead of time helps to explain the area’s 84-minute average dwell time and Saturday strength, while quick-service and destination dining options in the area likely contribute to a preponderance of visits under thirty minutes and around mealtimes throughout the week.
