Covering both sides of Northwest Highway as it stretches from State Hwy 114 to Texan Trail, the Community Business District thrives on commuter traffic and regulars from neighborhoods around North Grapevine. The first of ten corridors we'll analyze in the year ahead, this area is home to a variety of businesses – including some office users – but is most notable for its collection of unique restaurants, retailers, and coffee options. Placer.ai estimates 24,000 daily vehicles on Northwest Highway, leading to a wealth of commuter-friendly brands like Dutch Bros, Whataburger, CVS, and Walgreens atop the list of most frequented businesses. Like most of Grapevine, the district thrives on weekends but enjoys steady traffic during the work week. Unique to the area, however, is a disproportionate share of visits occurring on Fridays.

In other leisure-driven corridors, Saturday reigns supreme. But in the Community Highway District, the average Friday (gold) outdrew the rest of the week (yellow) by around 2,500 daily visits. Several factors likely contribute to this pattern:

  1. Grocery Go-Getters. The share of visitors at Tom Thumb more than doubles when comparing Fridays in the District to weekly averages. The average visit duration is only a minute shorter on the last day of the work week, and a shift towards evening visits at both the store and the district as a whole suggests locals are wont to knock out their grocery lists between the end of the work day and the start of their weekend in earnest.
  2. Rolling the Pork Barrel. Famous for its Friday Pork Chop lunch, Perry’s is one of the most successful restaurants not only in this area, but in all of Grapevine. Nearly a third of total visits to the restaurant so far this year have occurred on Fridays, driven in part by extended hours that enable the special. About 3 in 10 Perry’s customers arrive between 11 am and 1 pm on Fridays, creating a 6% jump in visitor share within the area and helping to explain the shift in consumer preference for noontime visits across the region as the weekend approaches.
  3. Payday Pick-Me-Ups. Restaurants and coffee shops in the area get a boosted share of visits on Friday compared to the rest of the work week, from Braum’s (+3.8%) to Sauce’d Pizza and Burgers (+2%). Interestingly, however, shoppers in the corridor tend to be slightly less affluent at the end of the week. That pattern suggests that date nights, family excursions, and special morning or lunchtime treats in anticipation of the weekend all contribute to the Friday surge.
